Lappeenranta is the largest town in South Karelia, on the southern shore of Lake Saimaa, Finland's biggest lake, with a harbour, a university of technology, a fortress district and a sand-sculpture attraction. The Saimaa Canal leads towards the Russian border. The land border crossings with Russia have been largely closed since late 2023, which has affected cross-border trade and tourism in the area. Helsinki is a few hours away by road or rail.
Other Finnish markets include Kouvola and Kotka in the south-east, Mikkeli in the Saimaa region and Lahti further west. These are separate regional markets and not next-door neighbours.
In Finland, flats are usually sold as shares in a housing company, with a transfer tax of 1.5% on the share price, while freehold houses and land carry a higher tax of 3%; confirm the current rates. You will also pay a monthly company charge covering maintenance and sometimes heating.
Request the housing company's financial statements, repair plans and any planned renovation, since big shared works can mean large future charges. For houses, order a condition survey. See our Finland page, financing and consultation.
