Buyer's guide: Kotka
Kotka is a port city on the Gulf of Finland, and its real estate is some of the cheapest in southern Finland. Our 62 listings carry a median asking price of €73,500, with a lower quartile of just €38,125. A low price tag needs careful reading, and this page explains how.

Apartments make up 39 listings and houses 23. Two-bedrooms lead (25), then three (15), one (13), four (6) and five-plus (3). Median size of 72 m² points to compact flats. The cheapest listings are probably older flats in blocks where monthly charges are high relative to price, so the purchase price is not the whole cost. Kotka is one of Finland's main cargo ports, with a waterfront, the Maretarium aquarium, the Sapokka water garden and the old imperial fishing lodge at Langinkoski. Its economy depends on logistics and industry, and the population has been flat or falling, which explains the low prices. Helsinki is about 130 km away, so it is not a commuter base.
Buyers are locals, investors seeking cheap rental income and a few holiday-home buyers.
Look at the housing company: the monthly maintenance charge, loan share, repair history and planned renovations can outweigh a low purchase price. Resale prices can be slow, as demand is thin. Transfer tax is 1.5% on housing-company shares and 3% on real property, and non-EU/EEA buyers may need Ministry of Defence permission for real property. Get a condition survey on older houses.

A €38,000 flat with high monthly charges can cost more to own than a €100,000 one.

Its economy is port-based and the population has not grown, so demand is limited.
Not realistically; it is about 130 km away.
Maintenance charge, company debt and renovation plans.
Yes, but expect lower rents and longer vacancies than the capital region.
About 72 m² median.
