Pori sits at the mouth of the Kokemäenjoki river, with a historic wooden-house district in Old Pori and a centre redeveloped around the river. The city hosts the Pori Jazz festival each July, which brings visitors and short-term rental demand. Yyteri, a long sandy beach with dunes about 20 kilometres from the centre, is a summer favourite, and Reposaari is an island district with sea views.
The economy relies on industry, port activities, a university centre and the nuclear power plant at Olkiluoto in the nearby municipality of Eurajoki, which employs many contractors. Tampere is under two hours by road, and Helsinki about three. Compare Tampere, Turku or Helsinki for a bigger market.
At €1,360 per m², Pori is among the cheapest Finnish cities, and a detached house can cost less than a Helsinki studio.
Buyers are mostly local families, industrial workers and returning Finns. Foreign buyers tend to be investors attracted by low prices, lifestyle buyers who want a coast and a quiet pace, and Estonians and Swedes who know the region. The market is small, so resale can take a long time, and you should plan to hold for several years.
Finland has a long tradition of timber construction, and Old Pori includes protected wooden streets with strict renovation rules. A detached house of the 1960s to 1980s may need new windows, heating systems or a roof, and subsidies for energy improvements are available to residents in some years. Ask for the energy certificate and for maintenance history. Plots near the coast are subject to flood and shoreline rules, and the river has a long history of spring flooding, so check flood maps and insurance before buying near the water.
Foreigners can generally buy in Finland. Most flats are shares in a housing company, and the transfer tax is 1.5% for those shares and 3% for real estate (approx.; verify locally). Read the housing company's annual accounts, check the maintenance plan and ask about the loan share. For houses, request a condition survey (kuntotarkastus), especially on wooden buildings with moisture risk.

It is a sandy beach and dune area outside Pori, popular in summer, with holiday cottages and a campsite nearby.
It brings demand in July, but supply and rules vary. Check municipal requirements for short-term rentals.
Moisture, foundations, roof and heating. A survey is essential.
Possibly with a lower loan-to-value ratio. Compare Finnish banks and use our mortgage calculator.
Olkiluoto is operated under strict supervision. Most buyers treat it as a regional employer.
Turku is larger, with more services and higher prices. See the Turku page for a like-for-like view.
Heating dominates the bill. District heating, geothermal or heat pumps cost less than oil or direct electric heating. Add property tax, insurance and maintenance, and ask the seller for twelve months of bills so you can budget accurately.
