Apartments in Finland

Apartments for sale in Finland are the largest category on RealEstateAbroad: 4,887 of the 8,194 properties we list in the country. Almost all of them are sold as shares in a housing company, which changes what you are actually buying and what questions you should ask before making an offer.

The market in numbers

Across everything listed in Finland, the median asking price is €139,000 and the middle half of listings run from €69,500 to €240,014. The median price per m² is €1,976. These are national figures from current listings on RealEstateAbroad, so flats in Helsinki and Espoo ask far more while smaller towns sit below the median.

Two-bedroom flats dominate the country-wide split with 2,628 listings, then three-bedroom with 2,329, one-bedroom with 1,684 and four-bedroom with 1,121.

You buy shares, not a deed

In Finland an apartment is normally a bundle of shares in a housing company (asunto-osakeyhtiö) that entitles you to a specific flat. Before buying, request:

  1. The housing company's financial statements and the manager's certificate (isännöitsijätodistus).
  2. The maintenance and financing charges, including any company loan share you are taking on.
  3. The long-term repair plan, because pipe, façade and lift renovations are paid by shareholders.

A low asking price with a high monthly charge can be worse than a pricier flat in a debt-free company. Check how much of the price is the company's loan.

Where to look

Helsinki, Espoo and Vantaa form the capital region and carry the highest prices and strongest rental demand. Tampere is the fastest-growing inland city, Turku is the old southwestern port, Oulu leads in the north, and Jyväskylä is a university town in the lake district.

If you want a garden rather than a stairwell, compare houses in Finland.

Costs and buyer profile

Finnish buyers pay a transfer tax on housing-company shares, at a lower rate than on land and houses, and exemptions apply to some first-time buyers who live in the home. Agent fees are normally paid by the seller. Foreign buyers from outside the EU may need permission in restricted areas, notably Åland, so ask a local lawyer.

The usual buyers are first-time Finnish purchasers, investors in student-heavy towns, and foreigners who want a pied-à-terre in Helsinki. See financing in Finland, the consultation guide and the mortgage calculator.

In Finland, the housing company's finances matter as much as the flat itself.

Frequently asked questions

Is it difficult for foreigners to buy a flat in Finland?

EU buyers face few barriers. Non-EU buyers are generally allowed too, with limited restrictions in areas such as Åland. Use a local lawyer to confirm.

What does the monthly charge cover?

The maintenance charge (hoitovastike) covers heating, water, building upkeep and management. A separate financing charge may repay the company's loan. Always ask for both.

What does a cheap flat usually mean?

The cheapest listings are often in small or declining towns, in older blocks needing renovation, or in companies with large upcoming repair bills. Ask for the repair plan.

Is Finland's median price per m² high?

The national median of €1,976 per m² is moderate for Western Europe, but it hides a big spread between the capital region and the rest of the country.

Can I rent out a Finnish apartment I buy?

Usually yes, but check the housing company's articles, which sometimes limit letting, and look at the local rental market in the city page before relying on income.
