Fontana is a small village beside Victoria, Gozo's main town, with its Citadel, markets and ferry-linked road to the Mgarr harbour. Gozo is quieter and more rural than Malta, with countryside, bays and a slower pace, and it relies on a ferry crossing to the main island. Many buyers are retirees and second-home owners, along with locals.
Other Gozitan villages in the listings are Victoria, Kercem, Sannat, Munxar, Xewkija and Għasri. All are a short drive away on the island.
Outside the EU-resident exceptions, a purchase on Gozo usually needs an AIP permit (Acquisition of Immovable Property) unless the building lies in a Special Designated Area. The minimum value is lower on Gozo and in the south than elsewhere in Malta, so ask a notary for today's figure. You first sign a promise of sale and pay a deposit, then complete before the notary.
Allow roughly 5% for stamp duty, plus notary fees and the agent's commission. Check planning permits and whether any ground rent is attached. See the Malta guide, financing and consultation pages.
