Buyer's guide: Birkirkara
Birkirkara is Malta's largest local council by population and sits in the middle of the island, which makes it a practical, lived-in market rather than a tourist one. RealEstateAbroad lists 1,966 properties there with a median asking price of €380,000, or €3,264 per m². That is far below Sliema or St Julian's, and it is why many local families and expatriates choose the town.

Apartments number 1,070 and penthouses 374, so over 70% of the stock is in flat-type buildings. There are 344 houses, 146 commercial properties, 15 villas, 13 plots, 3 townhouses and 1 studio. In Malta a penthouse is simply a top-floor unit, often with a terrace or roof access, and it frequently has no more than two floors of building below. Three-bedroom homes lead with 836 listings, followed by two-bedroom (546), one-bedroom (235), four-bedroom (91) and five-plus (26).
The unusually high number of three-bedroom flats says that this is a family town. See Malta's apartments, penthouses and houses for the wider range.
Birkirkara grew around a large parish church and a bustling main street, with a mix of traditional townhouses of limestone and modern apartment blocks. It sits next to San Gwann, Balzan and Msida, and the national road network funnels into the area. Mater Dei Hospital and the University of Malta lie nearby. The nearby San Anton Gardens and Palace in Attard offer green space, and the central position means that Valletta, Sliema and the airport are all within 15 to 25 minutes by car, though traffic can slow things at peak.
A detail that matters when buying is the street. Narrow, old streets with scarce parking differ greatly from newer roads near the bypass, and noise from roads and from the busy local feast season (June to September) varies from corner to corner.
Malta requires non-EU citizens to obtain an Acquisition of Immovable Property (AIP) permit when buying a second property or in many cases a first one, unless the property is in a Special Designated Area, in which case a permit is not required. Buyers from the EU generally avoid this step after living in Malta for the relevant period, and rules for them differ. The AIP process takes a number of weeks and has a minimum price threshold, which varies by property type. Confirm the current details with a Maltese notary.
The purchase process uses a promise-of-sale agreement (konvenju), usually with a 10% deposit and a validity period of up to a few months, followed by the final deed before a notary. Stamp duty is typically 5% on the transfer, with reduced rates in some cases and a lower rate on the first part of the price for qualifying first-time buyers. Our Malta buying guide, Malta financing page and Malta market analysis offer more.
To see how prices change across the island, compare Sliema, St Julian's, Mosta, Qormi, Marsascala and Mellieħa. The Malta hub lists all areas, cheap homes in Malta show lower price brackets and the valuation tool can test an asking price.

It is central, well connected and priced below the coastal towns, which suits families and long-term residents. It lacks sea views, so it appeals less to holiday buyers.
The median asking price is €380,000 for 120 m², and the middle half of listings is between €315,000 and €530,000.
Often yes, an AIP permit, unless the property is in a designated zone. Speak to a notary about your case.
A top-floor flat, usually with a roof terrace, not necessarily a luxury unit. In Birkirkara they account for 374 of the listings.
Many Maltese towns hold summer festas with fireworks and brass bands. Birkirkara is known for its festivals, so visit in summer before buying.
