Flats and penthouses by the bay

Apartments make up 1,102 listings, penthouses 280, houses 72, commercial 27, land 10, villas 9 and studios 1. Three-bedroom homes lead strongly (785), then two-bedroom (508), one-bedroom (105), four-bedroom (15) and five-plus (7). Most are purpose-built flats in three- to four-storey blocks with a garage underneath, and penthouses are often the best-value way to get a terrace.

The town and bay

Marsascala is built around a long, narrow inlet lined with a promenade, restaurants and traditional luzzu fishing boats. Close by are the Żonqor Point peninsula, the St Thomas Bay beach and the nearby harbour of Marsaxlokk, famous for its Sunday fish market. Delimara and Birżebbuġa are within a short drive, as is the Malta Freeport and the airport, about 15 minutes away.

Buses run to Valletta and the airport, though the town is largely car-dependent. In summer it fills with Maltese day-trippers and holidaymakers, and nightlife is more relaxed than in Paceville. Winter is quiet, and some restaurants shut.

Buying rules and costs

Non-EU buyers usually need an Acquisition of Immovable Property permit unless the property is in a designated zone. After a promise-of-sale agreement and deposit, the final deed is signed before a notary, and stamp duty is typically 5% of the price. Agent fees are commonly around 3% to 5% plus VAT, depending on the agreement. Foreign buyers also look at Malta's residence schemes, which have various property-related requirements that change over time.

For older properties check damp, roof drainage and a fixed height of the building. Our Malta buying guide, financing guide and market analysis explain the details.

Everyday life and what to check

Marsascala has supermarkets, a pharmacy, a health centre and several restaurants around the bay, and the main shopping streets are walkable. Residents say it is calmer than Sliema, but summer weekends bring crowds, noise and traffic along the promenade. Ask about the flat's orientation, because a south-facing terrace can be very hot in July, and a north-facing one cooler. Check for damp in ground-floor flats and for any shared roof access. Seaside salt can corrode balcony fixtures and aluminium frames, so inspect them carefully.

Buyers using Marsascala as a base for weekend breaks or retirement should also consider the island's limited public transport and the length of the drive to hospitals at Mater Dei. A garage space is a major plus.

Seasonality and daily life

Marsascala has a distinct rhythm: busy summer weekends with families on the promenade and a calmer winter with local life centred on the cafés and the bay. Flats facing the bay carry a premium, and roof terraces are a prized feature. Check wind exposure, since the south-east can be gusty, and ask about nearby building sites. A winter visit gives a more honest picture of noise, damp and heating needs than a sunny August viewing.

Nearby towns

Look at Birkirkara, Qormi, Mosta, Sliema, St Julian's and Mellieħa. The Malta hub lists more places, and the valuation tool helps check asking prices.
