Buyer's guide: Zebbiegh
Zebbiegh real estate (Żebbiegħ) is a small rural-edge area in Malta's north-west, near Mġarr, where new low-rise blocks have replaced fields. Our 146 listings have a median asking price of €450,000, and almost all are apartments (113) or penthouses (27).
Figures are asking prices from current listings on RealEstateAbroad, in euros. The central half runs from €392,750 to €530,000, a tight band typical of newly built blocks.

Three-bedroom homes (69) and two-bedroom homes (52) account for most of the market, with six four-bedroom and three one-bedroom homes. Two commercial units, two land plots and two houses make up the rest. Many new Maltese apartments come with a terrace or roof space and sometimes a garage; see Maltese penthouses and apartments for comparison.
Zebbiegh lies on the western side of Malta, away from the busy Sliema and St Julian's coast, and close to the countryside and the beaches of the north-west, such as Għajn Tuffieħa. A car is essential, as public transport is thin. It suits families, remote workers and buyers who want quieter surroundings than the east coast. As in much of Malta, some building work may continue nearby, so ask about permits for neighbouring plots.
Quiet western Malta trades nightlife for car dependence.
EU citizens can buy freely. Non-EU buyers generally need an AIP permit with minimum values of around €174,274 for apartments and €300,619 for houses, lower in Gozo and the south; this north-west location is outside those lower areas. Stamp duty is typically 5%, plus notary and agency fees. A promise of sale (konvenju) with a deposit comes first. See our Malta buying guide and financing.
These links are other markets rather than close neighbours. Birkirkara is a large central town, while Sliema and St Julian's are the busy, pricier coastal resorts on the east side. The full island picture is at Malta property for sale.
