Buyer's guide: Swieqi
Looking for property for sale in Swieqi? Our current listings on RealEstateAbroad show 951 homes in this residential locality just inland from St Julian's, with a median asking price of €550,000. It is a place people buy for quiet streets, newer finishes and quick access to the nightlife and offices next door.
The figures below come from current listings on RealEstateAbroad and are asking prices, not completed sales. Expect negotiation room, especially on older stock.

Swieqi is an apartment town. Of the 951 listings, 701 are apartments and 191 are penthouses, which together make up almost 94% of supply. Only 23 are villas and 15 are houses, with a handful of commercial units and plots.
Three-bedroom homes dominate: 458 listings, against 308 two-bedroom and 58 one-bedroom ones. If you want a family-sized flat with a terrace, this is one of the better-stocked places in Malta. If you want a detached house with a garden, browse villas in Malta instead, where you will find more choice and higher prices.
The locality sits on the ridge behind St Julian's and Pembroke. Streets are wider and calmer than in the tourist strip, and many blocks are modern with lifts, underground parking and roof terraces. The Madliena side has the more expensive, view-led homes, while the central core is more affordable.
You can walk or take a short bus or car ride to St Julian's for restaurants and the sea, and to Sliema for shopping and the ferry to Valletta. Traffic on the main roads at rush hour is the usual complaint, so test the commute before you commit.
Swieqi buyers pay for finish and parking, not for a sea view; compare it with the coast before assuming it is the cheaper option.
For the national picture see our Malta property guide, the financing options and the buying process for foreigners. Neighbouring towns worth comparing are Birkirkara and Mosta.

A few. Only 23 villas and 15 houses are listed, so most buyers end up with an apartment or penthouse.
Generally yes, but a permit is normally required for non-EU buyers outside designated areas. Have a Maltese lawyer confirm the current rules before paying a deposit.
Swieqi is more residential and newer, with fewer sea views. Sliema offers the promenade and shops but older stock; compare both using the Sliema listings.
