Apartments are 456 of the listings, penthouses 97, houses 81, villas 8, land 5 and commercial 2. Two- and three-bedroom units dominate: 295 have three bedrooms and 226 have two, with 43 four-bedroom, 33 one-bedroom and 10 with five or more.
Compare the Malta penthouse market and house listings. Gozo homes often come with larger terraces, and traditional farmhouses are a separate category from new apartment blocks.
Qala looks out across the sea toward the island of Comino and has a parish square, a windmill and quiet coves such as Hondoq ir-Rummien. It is a short drive to the Mgarr ferry terminal for crossings to Malta, and to Victoria, the island's main town.
Buyers include second-home owners, retirees and remote workers who want a calmer pace than the main island. Winter can be quiet. If you need mainland access, compare Sliema, Mosta and Birkirkara.
Non-EU buyers usually need an Acquisition of Immovable Property permit unless they buy in a designated area, and are normally limited to one residence. Stamp duty is commonly around 5%, with notary and agent costs. Gozo sometimes has reduced rates or incentives for certain buyers, so ask your notary.
Verify whether any extension of building rights or roof-terrace rights comes with the unit, as these have value. See our Malta buying guide, mortgage information for Malta, and the main Malta page.
