Mtarfa developed around a British military hospital and barracks, which explains its grid of former officers' housing and the open views toward the north and east. It is a quiet residential village with its own local council, short distance to Mdina's walls and Rabat's cafés. The island's main road network reaches Mosta and Attard in minutes, and the capital Valletta is about 25 minutes by car without traffic.
Check wind exposure and noise on the ridge.
EU citizens can buy freely, but non-EU buyers need an Acquisition of Immovable Property (AIP) permit unless the property is in a Special Designated Area. The permit applies minimum values: the thresholds are currently €174,274 for apartments and €300,619 for houses, with lower figures for Gozo and the south. Duty on documents is 5% of the price, and first-time buyers pay no duty on the first €200,000. A notary prepares the deed after a promise of sale (konvenju).
Our Malta consultation guide, financing page and country hub cover the steps.
Check whether the AIP permit applies before signing the promise of sale.
