Village and surroundings

Marsaxlokk's harbour is busy with visitors at weekends and calm on weekday evenings. The Freeport at Birżebbuġa is the island's main container terminal, which brings work but also industrial views to the southeast. Hiking and swimming spots are nearby. Compare Żejtun, Birżebbuġa, Marsascala, Għaxaq, Gudja and Tarxien.

The southern location means lower thresholds for non-EU permits than the central area.

Living by the harbour

The seafront has restaurants and stalls, and parking can be difficult at weekends, so check whether an apartment comes with a garage. Properties facing the harbour attract the highest prices, and those a few streets inland are cheaper and quieter. Salt air affects balconies and facades, so ask about maintenance. Because the village is small, there are few supermarkets, and many residents drive to Żejtun or Marsascala for daily shopping.

Rules

Non-EU buyers usually need an Acquisition of Immovable Property permit. Thresholds are lower in the south than in the central region, so ask your notary for the exact figure for this locality. Budget about 5% for stamp duty, plus notary fees and an agent's commission, which is normally paid by the seller. Have the notary run property searches before you sign the promise of sale, and check ground rent, easements and the permit status of any extension.
