Apartments are 407 listings, penthouses 78, houses 8, commercial 8, land 4 and one townhouse. Two-bedroom homes are most common (226), then three-bedroom (161), one-bedroom (81) and one larger property. See apartments in Malta and penthouses.
Unlike Nadur's hillside setting, Marsalforn is about the water: a promenade, a small beach, rocky swimming spots, the Qbajjar salt pans nearby and some of the island's best diving. Buyers are largely second-home owners and holiday-let investors. Winters are quiet, and some businesses close, and strong wind can make the bay feel rough. Victoria, Gozo's capital, is a short drive away. The ferry from Mġarr to Malta takes around 25 minutes.
If you prefer the main island, compare Sliema, Mosta or Qormi.
Expect a promise of sale and deposit, notarial deed and duty of around 5%. Non-EU buyers usually need a permit for a second property outside designated areas. Holiday letting requires a licence, and rules limit some areas, so confirm status. Check that terraces and roof rights are legally documented. See the Malta guide, financing and consultation.
Salt air is hard on windows, balconies and air-conditioning units, so look at their condition, and ask how often the building has repainted the façade. If you plan to let the flat, check the licence, the cost of cleaning and key handover on Gozo, and the realistic number of weeks you will have guests. Sea-view units cost more, but wind exposure and noise from the promenade in summer can offset the appeal for some owners. Ask who pays for the lift.
