Apartments are 239 listings, penthouses 52, commercial 35 and houses 5. Two-bedroom homes are 115, three-bedroom 100, one-bedroom 58, four-bedroom 11 and five-plus 2. Penthouses with roof terraces are a common Maltese product. Browse Maltese apartments and penthouses.
Bugibba and neighbouring Qawra have a seafront promenade, hotels, restaurants and the National Aquarium. Ferries to Gozo leave from Ċirkewwa, a short drive north, and the airport is around 25 to 30 minutes away. The area is lively in summer and quieter in winter, and many flats are used by long-term residents and workers. Check noise, parking and building condition.
EU citizens can buy freely. Non-EU buyers generally need an Acquisition of Immovable Property (AIP) permit, with minimum values of €174,274 for apartments and €300,619 for houses, and lower thresholds in Gozo and the south. Duty on transfers is typically 5%, and notary and legal fees add to this. Always verify planning permits. See the Malta consultation guide, financing page and Malta page.
Bugibba has many 1980s and 1990s apartment blocks. Ask about lift maintenance, roof condition, damp and the status of any shared roof terrace, because roof rights are a recurring issue in Maltese penthouse sales. A periti (architect) should check the permit history. Noise from nightlife and summer traffic varies street by street, so visit in the evening and in winter before committing.

Sliema and St Julian's are more upmarket and busier, and Birkirkara is an inland central town.
