Apartments in Egypt
Apartments for sale in Egypt dominate the market on RealEstateAbroad: 25,764 of 32,610 listings, about 79% of everything we carry for the country. Choice is huge, from city flats in Cairo and Giza to off-plan resort units on the Red Sea and North Coast, but quality, legal status and developer reliability vary enormously.
Across all Egyptian property types, current listings show a median asking price of EGP 4,000,000 and a median of EGP 36,617 per m². Because apartments are the vast majority of stock, those numbers describe the typical flat quite closely. Prices are in Egyptian pounds, whose exchange rate has moved sharply in recent years, so many developers quote in pounds while international buyers think in dollars or euros. Always check the date of any conversion.
The bedroom spread shows the market is built for small households: 11,538 listings have one bedroom, 8,687 have two and 8,455 have three, with only 1,071 at four and 512 at five or more.
Cairo and Giza hold the largest supply, from old downtown buildings to new-city compounds. The coast splits between the Red Sea, with Hurghada-style resort complexes, the summer-oriented North Coast, and the Gulf of Suez at Ain-Elsokhna and Suez. Alexandria offers Mediterranean-front flats at older-city prices, and Sharqia is the governorate east of Cairo with newer developments.
Foreigners may buy residential property in Egypt, generally limited to two properties for personal use with a combined area of up to 4,000 m², and with restrictions on resale within the first years. Some regions, notably parts of Sinai, have special rules. Payments are typically made in foreign currency through banks. A registered title (with the real-estate registry) is far safer than an unregistered contract. Consult a local lawyer and the Egypt consultation guide.
Resale on the secondary market is possible but can be slower outside the main cities.
In Egypt, a flat's value is only as safe as its registration and its developer.
Compare studios, villas or penthouses, and see financing in Egypt and the mortgage calculator.

Yes, with limits on the number and total area of properties for personal use, and with some regions restricted. Confirm the rules with an Egyptian lawyer.
Most listings are in pounds, with some developers quoting dollars. The exchange rate has changed a lot, so check the quote.
Buying before construction is complete, usually with instalments. It carries delivery and quality risk.
Through the real-estate registry, with a lawyer. It gives stronger protection than an unregistered contract.
Local banks provide mortgages mainly to residents, with limited access for foreigners. See the financing page.
