Buyer's guide: Ko Samui
If you are looking for property for sale in Ko Samui, expect a market split almost evenly between houses and land, with condominiums a distant third. Current listings on RealEstateAbroad show 478 properties at a median asking price of €331,741, but the spread is wide, so read the numbers below before you shortlist.
The figures below come from current listings on RealEstateAbroad and are asking prices, not completed sales. The gap between the lower and upper quartile is unusually large because the island mixes budget land plots with beachfront villas.
| Measure | Ko Samui |
|---|---|
| Median asking price | €331,741 |
| Middle half of listings (p25 to p75) | €172,505 to €920,249 |
| Median price per m² | €1,900 |
| Median size | 200 m² |

Houses make up 196 listings and land plots 193, so a buyer here is usually choosing between a built villa and a site to build on. Only 65 listings are apartments or condos and 24 are commercial. Bedroom counts lean towards family-sized homes: 81 listings have three bedrooms, 67 have five or more, 62 have two, 42 have four and just 23 have one.
Browse the villa listings across Thailand if you want a pool and a view, or compare condo listings if you want something you can legally hold in your own name.
Samui sits off the coast of Surat Thani province in the Gulf of Thailand and has its own airport with direct flights to Bangkok. Most foreign buyers cluster around a few areas. Chaweng is the busiest beach with shops and nightlife, Lamai is a little quieter, Bophut and the Fisherman's Village area suit couples and remote workers, and Maenam and Choeng Mon draw people who want calmer water. Hillside plots above the north and east coasts are where many of the view villas are built.
If you want a city base as well, see Bangkok or the beach resort of Phuket, and compare Hua Hin for a mainland coast option.
Foreigners cannot own land in Thailand in their own name. The common routes are:
Thai company structures to hold land are heavily scrutinised and can fail, so treat anyone offering a quick workaround with caution. Because 193 of the listings are land, check what the seller is actually offering. Hire an independent lawyer, request the title deed type (Chanote is the strongest), and use our Thailand buying guide before paying a deposit.
On Samui, the title and the structure matter more than the view.
Budget roughly 2% for transfer fees, plus withholding or specific business tax depending on how long the seller has owned. Thai banks lend to non-residents only in limited cases, so many buyers pay cash or use equity from home. Read the financing overview for Thailand and test repayments with the mortgage calculator.

Not the land in their own name. You can hold the building through a registered usufruct or superficies, take a registered long lease, or buy a condo unit freehold. A Thai property lawyer should review whichever structure the seller proposes.
Current listings put the Samui median at €331,741 with a very wide range. Our pages for Phuket show how its market compares, but check like for like because land share and villa size change medians a lot.
Only 65 of 478 listings are apartments, so choice is narrower than in Bangkok or Pattaya. If you want freehold ownership, those condo listings are where it is easiest.
Yes. Road access, water supply, flood drainage on hillside plots and neighbouring construction all vary street by street, and photos rarely show them.
