Buyer's guide: Hua Hin
Hua Hin is Thailand's oldest beach resort, a few hours' drive south-west of Bangkok, with a royal palace, golf courses and a large retiree community. RealEstateAbroad lists 1,347 properties for sale, with a median asking price of €172,505. The range is extremely wide, from the lowest quarter below €98,195 to the top quarter above €325,407 so treat the average with care.
Asking prices from current listings in euros. The very low lower quartile suggests cheap land, long leases and small plots in the mix, so use it only as a rough guide.

Three-bedroom homes lead (370), then two-bedroom (330), one-bedroom (195), four-bedroom (130) and five-plus (78). Pool villa developments are a signature product, with private plots in gated estates around Hua Hin's hills, such as Black Mountain and Khao Tao.

Hua Hin town has a night market, a railway station with a royal pavilion, a long sandy beach and a lively seafood scene. To the north is Cha-am, a more local beach town, and to the south lie Khao Takiab (Monkey Mountain) and Suan Son. Inland valleys such as Hin Lek Fai and Black Mountain have golf courses and villa estates. The area is known for being quieter and more family-friendly than Pattaya or Phuket, with a high share of Scandinavian, German and British retirees.
Bangkok is about three hours by road, with a small local airport and a shuttle to Suvarnabhumi. A new motorway link has cut driving time. Hua Hin hosts international schools and hospitals, adding to its appeal for long-stay residents.
Thai law does not allow foreigners to own land. They can own condominium units freehold up to a 49% foreign quota per building, with funds remitted from abroad. Houses and villas are usually held through a 30-year registered leasehold or a Thai company, which regulators scrutinise. A lawyer should review any lease for renewal options, the right to transfer and registration at the Land Department. Purchase costs usually include a transfer fee of around 2% of the registered value, plus stamp duty or specific business tax depending on how long the seller held the property.
Further structures such as superficies and usufruct rights exist, and each has pros and cons. Our Thailand buying guide, financing guide and Thailand market analysis provide more.
Hua Hin's cost of living is lower than Bangkok's but higher than inland Thailand, especially for imported food and international schools. Golf, kitesurfing at Pranburi and day trips to Kaeng Krachan National Park are popular. Heavy rain falls from May to October, and the town's low-lying areas can flood. Property sales have been influenced by the supply of new condominiums, and some projects have been slow to sell, so negotiate. Ask your lawyer to inspect the Land Department record for any encumbrances, and always get an independent survey of boundaries on villas.
Compare Pattaya, Phuket, Bangkok, Chiang Mai, Thalang and Surat Thani. Visit the Thailand hub, and consider cheap Thai properties for budgets.
