Listing categories include houses (232), apartments (64), land (15) and commercial (9); because some listings carry more than one tag, use these as a guide only. Bedroom counts point to family homes: three-bedroom leads with 78, then five-plus (61), two-bedroom and four-bedroom (50 each) and one-bedroom (14).
See the national house, apartment and commercial pages.
West Jakarta covers Kota Tua and Glodok, a historic Chinese-Indonesian trading quarter, as well as Grogol, Kebon Jeruk, Puri Indah and Kembangan, where gated estates and malls have grown. Soekarno-Hatta airport lies just west, across the Tangerang border, while toll roads and the commuter rail serve the district. Flooding in low-lying areas is a recurring risk.
Neighbouring markets: Tangerang borders on the west and is popular with commuters, and Jakarta Timur is the east side of the city. Surabaya is in East Java, a different city altogether.
Jakarta rewards patience and legal diligence: flood history and the type of title come before price.
Foreigners cannot hold freehold land title (Hak Milik) in Indonesia. A foreign resident can hold a Hak Pakai right of use for a house, or a unit title in an apartment tower where allowed, subject to minimum prices and a valid stay permit. Costs include acquisition duty (BPHTB, up to 5%), notary fees and VAT on new buildings (approx.; verify locally). Using a nominee to hold land is risky and may be unenforceable.
Read the Indonesia buying guide and the financing page before you shortlist. The Indonesia overview provides context.
