Houses in Indonesia
Houses for sale in Indonesia number 1,933 on RealEstateAbroad, two thirds of the 2,932 listings we carry in the country. Prices look attractive, but the central fact for overseas buyers is legal: foreigners cannot hold freehold title to land in Indonesia, and the way you structure ownership decides how safe your money is.
Across all Indonesian listings, the median asking price is €139,684, with the middle half from €64,853 to €264,401 and €855 per m². These are converted from rupiah and come from current listings on RealEstateAbroad, so they move with exchange rates. Houses are the bulk of the dataset, so national figures lean toward them. Greater Jakarta and Bali carry premiums, while Surabaya and other cities offer more space per euro.
Freehold (Hak Milik) is reserved for Indonesian citizens. Foreigners can hold:
Nominee arrangements, where an Indonesian holds the title for you, are legally risky. Use a notary (PPAT) and a lawyer. See the Indonesia consultation guide.
Jakarta is split into districts in our data: Jakarta Selatan is the affluent south, Jakarta Timur, Jakarta Barat and Jakarta Utara cover the other zones. Tangerang is a major satellite city with planned estates, and Surabaya is the commercial centre of East Java. For Bali, see Badung and Denpasar.
In Indonesia the question is not only what you buy but under which right you hold it.
Compare apartments, villas or land. Our Indonesia financing page explains why foreign mortgages are limited.

Not freehold. You can hold a right to use or a long lease, or use a company in business cases, subject to rules and permits.
A right to use and occupy a property for a long fixed term that can be extended. Foreigners can hold it on a house if they meet residency and value rules.
They are risky and often unenforceable. Seek legal advice about compliant alternatives.
Some districts are. Check the flood history and drainage before buying.
Local banks seldom lend to foreigners on favourable terms. Most buyers use cash or overseas finance.
