Buyer's guide: Martkofi
Property for sale in Martkofi is a suburban and semi-rural market on the edge of the Tbilisi area: the median asking price across 192 current listings on RealEstateAbroad is GEL 338,000. Properties here are generally large, with a median size of 618 m², which suggests houses with land or plots rather than city flats.
Prices are shown in Georgian lari, the currency of the listings, and are asking prices. We hold limited bedroom data for this location, so treat the layout notes as indicative only.
| Measure | Martkofi |
|---|---|
| Median asking price | GEL 338,000 |
| Median size | 618 m² |
| Listings | 192 |
| Listings with a bedroom count | 19 |
| Most common stated layout | 2 bedrooms (8 listings) |
The size figure is large because many listings include land. Among the few that state bedrooms, two-bedroom homes appear eight times and three-bedroom homes five times, with smaller numbers at one, four and five or more. This is not enough to describe the market precisely, so use the listings themselves for plot area, build area and condition.
Always ask what the stated size refers to: living area, plot, or both.
Martkofi lies east of central Tbilisi, outside the dense city core. Buyers come here for space, lower prices than central districts and a garden. The linked markets Tbilisi and Saguramo are the closest, with Saguramo to the north near Mtskheta, while Batumi on the Black Sea coast is a separate seaside market several hours away.
Check road access, water and gas supply, and distance to schools and shops, as services outside Tbilisi vary.
Foreigners can buy apartments, houses and non-agricultural land in Georgia, but cannot own agricultural land, which is a frequent pitfall for plots. Buying involves a sale contract, payment and registration with the Public Registry. A property worth at least $150,000 qualifies for a residence route from 1 March 2026 under the rules we track, so confirm the current criteria.
Use an independent lawyer to check the cadastral code, boundaries and any encumbrances. See the Georgia buying guide, financing page and the Georgia overview.

Foreigners can buy non-agricultural land, but not agricultural land. Check the land's registered use before you pay.
Many listings are houses on sizeable plots, so the stated area often includes land.
It is on the eastern side of the Tbilisi area, but travel times depend on traffic and your destination.
From 1 March 2026 the property residence threshold is $150,000. Confirm details with a lawyer.
