Buyers focus on Bačvice (the city beach), Meje and Marjan (under the forested hill), Žnjan on the eastern seafront and Varoš, a former fishing quarter. The old town inside the palace walls is dense, with limited parking and plenty of tourist traffic. Newer districts further out are cheaper.
The airport is roughly 25 km away, and ferries run from the harbour to Brač, Hvar and Vis. Summer rentals are lucrative but increasingly regulated.
Non-EU buyers need approval, EU citizens do not, and the euro is the currency. Resale homes bear a 3% transfer tax, while new builds carry VAT. Notary, agent and legal fees follow; verify locally. Check the cadastre and land register match, since mismatches have been a recurring issue on the coast.
