Skipton Building Society has extended its standard mortgage offers from six months to nine months, giving borrowers more time to complete a property transaction.
Which mortgage offers are covered?
From 27 October, the change applies to residential purchase, remortgage and buy-to-let mortgage offers (Mortgage Solutions). Each of these standard offers will remain valid for nine months rather than six.
The additional borrowing offer period has also increased from one month to three months. Eligible standard mortgage offers can continue to access a further three-month extension, subject to Skipton Building Society’s requirements.
- Residential purchase, remortgage and buy-to-let mortgage offers will remain valid for nine months rather than six from 27 October.
- Additional borrowing offers will be extended from one month to three months.
- Eligible standard mortgage offers can still receive a further three-month extension, subject to Skipton’s requirements.
Skipton said it was among the first lenders to make nine-month mortgage offers standard. The mutual said the extension would give borrowers more certainty and reduce unnecessary pressure during the transaction process.
Who benefits from the longer offer window?
Skipton cited recent broker insight indicating that some mortgage offers were timing out during the property exchange process. The lender said fewer cases would need to be replaced simply because a transaction had overrun, reducing administration for brokers and their clients.
"Getting a mortgage offer is a major milestone, but it isn’t the end of the homebuying journey. What really matters is helping customers get the keys to their home." — Si Farrell-Roberts, head of lending at Skipton Building Society
Farrell-Roberts explained that buying a home is one of the biggest financial and emotional commitments people make, while property chains and legal delays can create uncertainty through no fault of the customer. He said Skipton had seen viable purchases having to revisit parts of the mortgage process because the transaction took longer than expected.
The change is intended to give borrowers more breathing space and reduce pressure on brokers. Skipton also said it would remove unnecessary friction from the process and help more customers complete their homebuying journey.
A Mortgage Strategy report said the extension was intended to give customers more time to complete their home purchase. It also described the longer validity period as a practical response to transactions facing delays.
Can a borrower extend an offer again?
Eligible standard mortgage offers can continue to access a further three-month extension. The published change makes that extension subject to Skipton’s requirements rather than describing it as automatic.
The additional borrowing offer has a validity period of three months following its extension from one month. The further three-month extension stated for eligible standard offers applies to standard mortgage offers, while the additional borrowing period has its own validity period.
Brokers and clients may therefore have less need to replace an eligible offer solely because a transaction has exceeded the initial nine-month standard-offer period. Skipton said the longer standard-offer window would reduce the cases created by transactions overrunning, while brokers would also see less administrative work.
What does this mean for overseas buyers?
Neither report identifies separate nationality or residence criteria for the nine-month offer. The change concerns the validity of Skipton mortgage offers by product type, not a separate purchase route or new eligibility rule for foreign buyers.
For a Skipton-issued offer, the longer validity period applies to residential purchase, remortgage and buy-to-let offers. If the transaction approaches the end of the nine-month period, the borrower may be able to use the further three-month extension if Skipton’s requirements are met. Additional borrowing offers remain valid for three months.
Farrell-Roberts said the practical change was designed around buying conditions in which transactions can take longer than expected. He said Skipton wants more customers to complete their homebuying journey successfully rather than become caught up in an avoidable process.
