Buyer's guide: Oberkorn
Property for sale in Oberkorn is a south-west Luxembourg market where flats lead: 44 of 80 current listings on RealEstateAbroad are apartments, at a median asking price of €648,500. Houses (29) and building land (7) make up the rest, and the price per square metre of €6,458 shows how costly even the former industrial south has become.
Asking prices from current listings on RealEstateAbroad, not completed sales.
| Measure | Value |
|---|---|
| Listings | 80 |
| Median asking price | €648,500 |
| Middle half (p25 to p75) | €520,000 to €823,750 |
| Median price per m² | €6,458 |
| Median size | 100 m² |
Bedroom counts show a market built around couples and small families: 38 listings have two bedrooms, 13 have four, 10 have three, 6 have one and 5 have five or more. The narrow band between €520,000 and €823,750 in the middle half means few bargains, and few extreme prices either. If you want a bigger plot, compare with houses in Luxembourg; for small units see apartments in Luxembourg.
Oberkorn is a district of Differdange, in the Minett, the red-earth region where iron ore mining and steelmaking shaped the towns. The mills have shrunk, and the area has turned to housing, retail and the university and research quarter at Belval, a short drive east. The French border is minutes away, which draws cross-border workers on both sides, and the Pétange and Differdange commuter roads lead to the capital.
The Minett has a lower profile than the northern villages but good shops, a football-and-culture identity, and Differdange's international population. Oberkorn is a lived-in town district, not a leafy dormitory.
Foreigners buy without restriction. A resident buying a first home can use the Bëllegen Akt tax credit on registration duty, which lowers the cost compared with investors; non-resident landlords generally pay the full duties of roughly 7% plus transcription tax and notary fees. Because rents in Luxembourg are high, small flats near rail and bus lines let well, but check the commune's rules on rental ceilings tied to invested capital. Lenders ask non-residents for a deposit of at least 20%.

Differdange is the commune and its centre; Niederkorn and Belvaux adjoin it. Soleuvre, Sanem and Pétange complete the southern cluster. The wider Luxembourg overview covers the rest.

Land is scarce in Luxembourg and jobs pay well. Demand from cross-border and Belval-area workers has lifted southern towns, and the median here is €6,458 per m².
Small flats are the most liquid rental type, but gross yields compress when prices are this high. Run the numbers in the mortgage calculator.
Yes, 29 of 80 listings, though the median flat price is a more reachable entry point.
Yes. Luxembourg has no nationality restriction; a notary completes the deed.
