Howald is the commune's commercial hub, with business parks, shops and a rail station, and trains reach Luxembourg's main station in about ten minutes. Alzingen and Itzig are quieter, greener villages, popular with families. Luxembourg's tram network is expanding toward the south of the city.
Nearby: Alzingen, Howald, Itzig, Roeser, Contern and Luxembourg City itself. Howald and Alzingen are within the commune, while Roeser and Contern are neighbouring communes.
At more than €10,000 per m², buyers pay for the commute: a ten-minute train ride is the real asset.
There are no restrictions on foreign buyers. Registration and transcription duties add roughly 7% of the price on resales, with tax credits for first-time residents (the Bëllegen Akt) and reduced VAT on new homes for primary residences (approx.; verify locally). Notary fees come on top. Banks lend to non-residents on a case-by-case basis, often at lower loan-to-value ratios than for residents. Euro mortgage rates follow the ECB deposit rate of 2.50% plus margins.
