The Mullerthal region, called Little Switzerland, is known for sandstone rock formations, hiking trails and woodland. Larochette, with its castle ruins, is the nearest small town. Luxembourg City is around 25 to 30 km away, a drive of 30 to 40 minutes, which suits cross-border workers and commuters who want countryside. Public transport is limited and a car is practically necessary.
In a small village, every sale matters to the average, so look at individual listings rather than the median.
Foreigners may buy freely. A notary handles the sale; the purchase costs about 7% in taxes (6% registration plus 1% transcription), plus notary fees. First-time buyers may have access to a tax credit (Bëllegen Akt), which should be checked with the notary. Many new-builds are sold off-plan (VEFA) with staged payments and a developer guarantee. Mortgages are available to non-residents, usually at lower loan-to-value.
See our Luxembourg consultation guide, financing page and country hub.
Plan for 7% in taxes on top of the price, plus the notary.
Larochette, Medernach, Junglinster, Consdorf, Gonderange and Beaufort are all close, in the Mullerthal and the surrounding area.
