Hautcharage and the neighbouring village of Bascharage form a residential belt with schools, supermarkets and a small commercial area. Many buyers are cross-border professionals working in the capital or in the banking and EU institutions, and families who want a garden at less than city prices. The road link to Luxembourg City is short, but peak-hour traffic on the A4 builds, and the rail line from the Pétange area offers an alternative. The Belgian border is minutes away, which also draws buyers working across it.
Hautcharage offers a family house within reach of the capital; the trade-off is a car-dependent daily routine.
There are no general restrictions on foreign buyers. Registration duty is 6% plus 1% transcription tax in most communes, so roughly 7% overall, and first-time owner-occupiers can benefit from the tax credit known as Bëllegen Akt. Notary fees add to this, and new-build apartments may carry reduced VAT for a primary residence within limits. Confirm every figure with a notary.
Lenders often limit loan-to-value for non-residents, so see our Luxembourg financing guide and buying guide. Ask for the energy certificate and check whether a house has a communal building plan restriction.
Bascharage adjoins Hautcharage, with Linger, Sanem, Pétange and Niederkorn all in the same south-western corner. Sprinkange is close by too. See the Luxembourg page for the rest.
