Dalheim lies in the Moselle region of the south-east, near Mondorf-les-Bains with its spa, and not far from the French and German borders. Luxembourg City is about 20 minutes away by road, and the countryside offers vineyards and woodland. It appeals to cross-border workers who want more space than the capital provides.
Check commuting patterns on the A3 motorway, which can back up at peak times.
The commune is small, so listings change slowly and a good house can sell quickly. Look at the size of the plot, the energy-performance certificate (which Luxembourg requires at sale) and the monthly heating cost. Cross-border commuters should also compare this area with homes just over the border in France or Germany, which are cheaper but add a daily border crossing and different tax rules.
Non-residents can buy in Luxembourg without a permit. On resale purchases, expect about 7% in registration and transcription duties as of 2026, plus notary fees; owner-occupiers may qualify for a credit, which your notary can calculate. New-build sales can include VAT instead. A notary draws up the deed, and a prior sales agreement usually carries a conditional clause for financing.
See the Luxembourg buying guide and financing guide.
Filsdorf, Mondorf-les-Bains, Frisange, Contern, Moutfort and Oetrange are close. See Luxembourg.
