This is mostly a new-build and modern-apartment market. See Luxembourg apartment listings and Luxembourg penthouse listings for national context.
Bereldange lies a few kilometres from the capital's Kirchberg and city-centre job clusters, with good road connections and bus services. It is a quiet residential area with woods and the Alzette cycle path, and neighbouring Walferdange offers a university campus and rail station on the line to Ettelbruck. Residents are largely cross-border workers, EU institution staff and professionals who want city access without paying Luxembourg City prices.
At over €10,000 per m², Bereldange is priced for convenience: you pay for minutes saved on the commute.
Foreigners can buy freely. Registration duty of about 6% plus 1% transcription tax applies in most communes, with a tax credit for some owner-occupiers; confirm with a notary. New-build VAT can be reduced for a primary residence within limits. Ask about the construction guarantee on off-plan purchases (VEFA contracts).
We cover mortgage options in our Luxembourg financing guide, and the full process is in the Luxembourg buying guide.
Walferdange, Helmsange, Steinsel, Heisdorf and Bridel are all within a few minutes, while Strassen is on the western side of the capital. See Luxembourg.
