Apartments in Kuwait
Apartments for sale in Kuwait are the smallest of our three main categories: 87 listings out of 433. Part of the reason is structural. Many Kuwaiti flats sit in investment-zoned buildings that are owned whole by a single investor and rented out, so individual apartment sales are less common than elsewhere.
Residential zones are split into private-residential (single family) and investment (multi-unit). Individual sales of units are often in newer tower developments, and not all permit foreign ownership. Ask the seller to show the exact legal basis for each sale, and what rights the buyer would acquire.
Using the national benchmark, current listings on RealEstateAbroad show a median asking price of KWD 392,500 and about KWD 1,100 per m² across property types. Apartments are generally cheaper per unit than houses, though central ones can be dearer per m².
Hawally is the densest apartment district, with lots of shops and rentals. Farwaniya lies near the airport, Ahmadi serves the oil-sector communities in the south, and Mubarak Al Kabir has newer low-rise blocks. For stand-alone options, view villas.
For the legal route, read our Kuwait consultation page and the Kuwait overview.
Because buying is restricted for most foreigners, many expats compare ownership with renting. A rented flat in Hawally or Farwaniya needs no purchase capital and typically comes with company housing allowances, while owning ties up funds with limited resale options for non-nationals. If you are a Kuwaiti or qualifying GCC buyer, then compare gross rent to price to see whether the building produces an acceptable yield. Ask for recent rent receipts rather than advertised rents, and visit at different times of day to judge noise, traffic and parking. Check that the unit's size on the title matches the size in the advert, since areas are sometimes quoted including shared walls or balconies.

Very limited. Confirm your nationality and the building's status with a lawyer before offering.
Yields depend on location and tenant. Expat demand is the core, but regulations on rentals are strict.
They range from one-bedroom units to large family flats, with per-m² prices higher in towers.
Registration fees apply on transfer. Ask the registry or a lawyer for current charges.
