Taiwan's housing market is propelled by chip-sector wealth, tight land and low interest rates, and the Taiwan property market data shows the lowest rental yield of any market in this series. Listings are on the Taiwan property page.

The price-to-rent anomaly

Survey data from 2023 show central prices at about $11,424 per m² and outside-centre prices near $6,214 per m². The price-to-income ratio was 19.5 in 2024, but the more telling number is the price-to-rent ratio of 74.5, which implies a gross yield of only 1.3%.

A one-bedroom in the centre rented for about $533 a month in 2023 against average net pay of $1,868. Property is bought for capital gain and family reasons, not rental income. Entry-level options start at cheap property in Taiwan and homes under $100k.

Within the island, Taipei and New Taipei command the highest prices, with Taichung and Kaohsiung noticeably cheaper, so the national picture hides a steep gradient between the capital region and the rest.

Why yields are so low

Mortgage rates are among the lowest in our data, at 1.92% in 2023 for 20 years, and wealth is concentrated in property. Owners have held unlet apartments for years, and the tax system has historically taxed holding costs lightly, although recent reforms target speculation. A foreign investor accustomed to a 4-6% gross yield will be disappointed.

Economy

GDP was about $802 billion in 2024, growing 5.3%, with output per person near $34,252. Unemployment was 3.4%, inflation 2.2%, and public debt only 26.8% of GDP. The population is about 23.4 million and is ageing and shrinking, with one of the world's lowest birth rates, a medium-term headwind for housing demand outside the main cities. Corporate tax is 20%, VAT 5%, and the top personal rate 40% on our 2026 readings.

Foreign buyers

Foreign individuals can buy residential property in Taiwan, generally on a reciprocal basis and with a requirement for approval for land and certain uses. Rules differ for land, and mortgage access for non-residents is limited. Several holding-period and speculation taxes apply to short-term resale. Our Taiwan buying guide and mortgage guide explain the process, and a local lawyer should check current limits.

Whatever structure you choose, plan for slow resale: transaction volumes fall quickly when credit controls or speculation taxes are tightened, and an overseas seller may wait many months for a fair offer.

Risks and outlook

  • Valuation: a price-to-rent ratio of 74.5 leaves no room for rate rises.
  • Geopolitics: cross-strait tensions are a permanent tail risk.
  • Seismic exposure: earthquake codes are strong, yet older stock is vulnerable.
  • Demography: a shrinking population weakens long-run demand.

For most overseas investors, Taiwan works as a diversification and lifestyle play, not an income one. Test any purchase with the valuation tool and compare other East Asian markets on the analysis hub.

Taiwan property market FAQ

Why is the rental yield in Taiwan so low?

Prices have risen faster than rents, and owners hold property as a store of wealth. The 2024 central gross yield was 1.3% with a price-to-rent ratio of 74.5.

Can foreigners buy property in Taiwan?

Generally yes for residential units, subject to reciprocity, and with approval needed for certain land purchases. Confirm your case with a local lawyer.

Are mortgage rates low?

Yes, around 1.92% for 20-year loans in 2023, but non-residents often cannot access them on the same terms.

Is Taiwan property overpriced?

On rent and income measures it is expensive. Supportive factors include strong chip-sector earnings and low rates.

What is the main risk?

Valuation and geopolitical exposure. A rate rise or a regional shock could hit prices hard, and yields offer little cushion.
